Landlord Fee's

 Our tenant find service is usually 8% + VAT taken for the full term of the tenancy from the first month’s rent and includes the following:

Providing a current market valuation

Marketing of the property

Conducting viewings and providing feedback

On finding a suitable tenant we will referencing them in the form of a credit check including a check for CCJ’s, right to rent check, employment referencing to verify the income and landlord reference if applicable

on successfully passing references we will draw up the necessary paperwork required to move the tenant in, including drawing up the tenancy agreement.

Advise the tenants to set up a standing order for the rent to be paid to you each month, you will then be responsible for collecting and monitoring the rents.

Once all the above is done we will provide the landlords contact details to the tenants and then they will contact the landlord for any issues within the property.

 Optional on this service will be

*to place the deposit in the DPS which we are a part of, legally the deposit has to be placed into a scheme, the additional cost for this will be £30+VAT if you do not choose this option you will need to register with a scheme and protect the deposit yourself, providing evidence to the tenant.

*to instruct our clerk to prepare a detailed inventory of the property to cover all items in the property as well as the condition, the additional cost for this will be from £100 +VAT dependant on property size.

*on the tenancy end date if we have organised the inventory the same clerk can go back and carry out a checkout, the additional cost for this will be £150+VAT

Once all the above is done we will provide the landlords contact details to the tenants and then they will contact the landlord for any issues within the property.

 Our Managed service is usually 10% +VAT with a £250+VAT setup fee taken from the first month’s rent.

We will do everything we do on the tenant find service but in addition to that we will:

Collect and monitor the rents each month, minus our fee and pay the remaining to yourselves and forward a statement by email also

Manage the property, the tenants will contact us directly for any issues within the property.

We will carry out routine inspections the first one will be 12 weeks after the tenancy start date and then if all is ok every 6 months after that, providing you with a report after each visit

Whereas on the tenant find service the inventory (£140+VAT), deposit protection (£30+VAT) and checkout (£150+VAT)  were optional on this service they are compulsory so we can manage the property correctly and deal with any objections on your behalf at the end of the tenancy including if arbitration of the deposit is needed, we can submit evidence on your behalf.

On this service the tenant will not have your details they will have direct contact with us and then us with you for any issues, no maintenance will be conducted unless you authorise.

£30 + Vat fee on for serving a section 13.
