Letting Only Service Fee: 8% + VAT of yearly rent due.
Letting Only plus deposit protection: 8% + VAT + £30 VAT deposit protection of yearly rent due.
Letting and Rent Collection Fee: 10% + VAT of the monthly rent due
£300.00 + VAT setup fee on a new tenancy
Fully Managed Service Fee (Items 1-24 above): 12% + VAT of monthly rent due
£300.00 + VAT setup fee on a new tenancy
(The final cost will vary depending on the level of rent achieved)
Breakdown Of Services
‘Let Only Service’ Includes:
1.Advising as to the likely rental income and advice about the presentation of the property.
2.Advertising and marketing the Property. Including Rightmove (The UK’s number 1 property portal), and a To Let board where appropriate.
3.If required: Arranging Gas Safety Certificates, Electrical Certificates, Legionella Risk Assessments, Installation of Smoke Alarms and carbon monoxide detectors. (Please note these services are provided by 3rd parties and incur an additional charge – see below)
4.Carrying out accompanied viewings with prospective tenants. Interviewing prospective tenants and taking up full references including credit check, and employer or previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor. In the case of a company, a full bank reference would be taken.
5.Arranging a professional clean at check-in – subject to landlords approval at an additional cost charged by the cleaner.
6.Preparing the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts.
7.Liaising with a Landlord's mortgagees where necessary with regard to references and tenancy agreement.
8.Arranging an AIIC accredited inventory clerk to prepare a comprehensive inventory for the property and its contents (at an additional cost)
9.Collection of the first month’s rent payment and forwarding to the landlord minus along with a financial statement at the start of the tenancy
10.Taking a deposit from the Tenant.
‘Let Only Service Plus Deposit Protection’ Includes The Above Plus:
11.Taking a deposit from the Tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the Tenant and the tenancy deposit scheme provider. This includes negotiating any deductions. ‘
‘Let and Rent Collection’ Service Includes The Above Plus:
12.Collecting the Rent monthly and paying over to the Landlord monthly (normally sent within 5 working days of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
Fully Managed Service Includes All Of The Above Plus The Following:
13.Accurate Advice from a dedicated property manager pre, during and post tenancy.
14.Online maintenance reporting system and 24 hour emergency call out for your tenants to ensure your asset is kept in the best possible condition
15.Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy.
16.Notifying local council of any changes to occupiers so council tax bill can be charged accordingly. Please note we cannot open or close council tax accounts – this remains the responsibility of the incoming/outgoing occupiers.
17.Regular inspections of the Property are carried out in the first 12 weeks initially and then every 6 months if all ok on the first inspection. Responsibility for and management of empty property is not included and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
18.Co-ordination of repair or maintenance including arranging for local reputable tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received. All our contractors have full indemnity insurance.
19.Making payments on behalf of the Landlord from rents received for costs in managing the Property. All contractor invoices will be attached to your monthly statements for complete transparency.
20.The Agents AIIC accredited inventory clerk will carry out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.
21.An annual financial statement for you or your accountant can be provided upon request.
22.Annual One to One meeting with a director of the business to discuss your portfolio (at your request)
23.Serving statutory legal notices for possession (additional fee)
24.Ensuring landlords are covered under the Deregulation Act 2015
25.If rent is taken up front for the term of a tenancy this will be held in our client account which is protected with the relevant CMP and drip fed each month minus the agreed monthly management fee and any other authorized deductions.
